Responsible for supervising all leasing management aspects, devising leasing strategies to identify new clients, and engaging in negotiations with potential tenants to optimize revenue alignment with the business plan. Ensuring the appropriate tenant composition in accordance with the business strategy and market demand, all while striving to achieve the company's desired business objectives.
LEASING STRATEGY
Develop and execute leasing strategies and action plans designed to maximize sales and enhance the Mall's value.
Sustain consistent income streams and maximize total revenue to its fullest potential.
Effectively manage the mall's tenant mix to bolster Al Ain Mall's positioning.
Conduct direct lease negotiations with targeted and approved prospects.
Maintain regular contact with key retail groups in the local market.
Implement policies to enhance the leasing department's profitability and efficiency.
RETAIL DELIVERY
Collaborate internally with relevant departments to ensure a smooth leasing process, minimizing potential business losses.
Coordinate with other departments to uphold international standards in retail delivery.
Maintain communication with lessees during their tenancy to oversee their well-being and address property-related issues.
BUDGETING & REVENUE RISK MANAGEMENT
Collaborate closely with the finance team to evaluate and manage forecasted revenue risks, safeguarding the mall's rights and mitigating potential adverse consequences, including legal matters.
Establish budgets and handle monthly accruals in conjunction with the finance department.
MARKET RESEARCH & BUSINESS ANALYSIS
Conduct market research and analyze tenant mixes for a better understanding and self-assessment of leasing strategies.
Regularly compile leasing reports to update line managers on the overall leasing status and potential critical issues.
Stay informed about market changes, including identifying new brands in the market and aligning these brands with the relevant merchandise mix in MAF assets, assessing their suitability.
REQUIREMENTS:
Hold a bachelor's degree in retail management/administration, preferably with membership in MECSC/ICSC.
Possess a minimum of 5 years of experience in reputable shopping centers or malls in the UAE/GCC region.
