Our Client:
Our Client, a boutique real estate agency is looking for a Head of Leasing to join their team.
The Leasing Manager is responsible for managing the leasing activities for our residential properties. This role involves leading a team of leasing agents, implementing effective leasing strategies, and ensuring a seamless leasing process from prospecting to move-in. The Leasing Manager will work closely with property owners, residents, and maintenance teams to maintain high occupancy rates and resident satisfaction.
Your Responsibilities:
Team Leadership:
Supervise and lead a team of leasing agents, providing training and guidance.
Set performance targets and conduct regular performance evaluations.
Foster a positive and collaborative team environment.
Leasing Strategy:
Develop and implement leasing strategies to maximize property occupancy.
Analyze market trends and competitive properties to adjust pricing and promotions.
Monitor and maintain accurate records of leasing activity.
Prospecting and Marketing:
Oversee the development of marketing materials and advertisements.
Collaborate with marketing teams to create and execute effective marketing campaigns.
Conduct market research to identify potential leads and target demographics.
Tenant Relations:
Ensure a smooth and efficient application process for prospective residents.
Coordinate lease signings and move-in/move-out procedures.
Address resident concerns and inquiries promptly and professionally.
Lease Compliance:
Ensure compliance with all local, state, and federal housing laws and regulations.
Conduct thorough background checks and screening of prospective tenants.
Manage lease renewals and rent increases as necessary.
Financial Management:
Monitor and report on leasing performance, occupancy rates, and revenue.
Prepare and manage leasing budgets.
Collaborate with accounting and finance teams to ensure accurate rent collection.
Property Tours:
Conduct property tours for prospective tenants.
Showcase the property's features and amenities.
Provide detailed information on leasing terms and policies.
Your Qualifications:
Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
Proven experience in property leasing or property management.
Strong leadership and team management skills.
Excellent communication and interpersonal skills.
Knowledge of fair housing laws and regulations.
Proficiency in property management software and Microsoft Office Suite.
Exceptional problem-solving and negotiation skills.
